Parking Lot Plowing

Full parking lot clearing during and after snow events. We use trucks and loaders sized appropriately for the lot (not oversized equipment that damages curbing and islands, and not undersized equipment that takes too long to clear). Plowing begins at the trigger depth specified in your contract (typically 1 to 2 inches) and continues through the duration of the storm as needed. Snow is stacked in designated areas that do not block traffic flow, fire lanes, or accessible parking spaces.

Sidewalk and Pathway Clearing

Sidewalks, building entries, emergency exits, loading docks, and accessible ramps cleared with walk-behind equipment and hand shoveling. These areas are critical for safety and ADA compliance. We clear them to bare pavement and treat with ice melt to prevent refreeze. Building entries are prioritized first during every storm response.

Salt and Sand Application

Post-storm de-icing and anti-skid treatment across all driving and walking surfaces. We use rock salt, treated salt, calcium chloride, and sand/salt mix depending on temperature and surface type. Application rates follow industry standards for coverage without excessive use that damages vegetation and concrete. Pre-storm anti-icing treatments are applied when forecast conditions warrant it, which reduces the amount of post-storm material needed and speeds up clearing.

Ice Pre-Treatment

Liquid brine or granular pre-treatment applied to parking lots and walkways before a forecasted storm. Pre-treatment prevents the initial bond between ice and pavement, which means the first pass of the plow clears more effectively and less salt is needed after the storm. We monitor forecasts 48 to 72 hours in advance and schedule pre-treatment applications when conditions are likely to produce icing.

24/7 Storm Response

Massachusetts storms do not follow business hours. We operate around the clock during snow events, including overnight, weekends, and holidays. Our crews rotate shifts during extended storms to maintain continuous coverage. Equipment is serviced and fueled between events. Backup equipment is available. When a storm hits at 2am and your property needs to be open at 7am, we are already working.

Seasonal Contracts

All commercial snow management is provided under seasonal contracts that run from November through April. Contracts specify trigger depths, response times, scope of services, designated snow stacking locations, and pricing structure (per-push, per-event, or seasonal flat rate depending on client preference). Contracts are finalized before the season begins so there are no surprises about expectations or cost when the first storm hits.

Multi-Property Snow Management

We manage snow operations across multiple properties for property management companies and HOA management firms. Routes are designed for efficiency so all properties receive timely service during the same storm. Each property has its own scope and priority areas documented in the contract. How J. Gudiel Landscape Manages Snow and Ice

Weather Monitoring

We track forecasts from multiple sources starting 72 hours before any potential event. Pre-treatment decisions are made 24 to 48 hours in advance. Crew and equipment staging begins 12 to 24 hours before the storm is expected.

Trigger Response

Plowing begins when accumulation reaches the trigger depth specified in your contract (typically 1 to 2 inches). We do not wait until the storm is over to start clearing. During longer events, lots are cleared multiple times to keep accumulation manageable.

Priority Sequencing:

Building entries, accessible routes, and fire lanes are cleared first. Parking lots are plowed next. Sidewalks and pathways are cleared and treated. Final de-icing is applied across all surfaces after the storm ends.

Post-Storm Follow-Up

After the main clearing, we return to check for refreeze, clean up windblown drifting, and reapply de-icing material as needed. We do not consider a storm response complete until the property is fully safe and accessible.

Documentation

Service visits are logged with timestamps. This documentation is available for your records and can be provided to insurance companies or attorneys in the event of a slip-and-fall claim. Having a documented snow management program with a professional contractor is one of the strongest defenses against premises liability.
